  It was early fall in MN. The critters outside were on the move. I heard scratching under my bathtub. I reported to my HOA immediately. I was told “mice on the inside are my problem. Set a trap and be done with it.” (I haven’t had any evidence of mice in 18 years and wanted to know why I have them now) I hired a company to inspect my home.($149.00). They checked outside and in my attic. My HOA requests more than one estimate so I called Terminix out of Oakdale MN. (I live in Waconia). Their inspection was free and also much more thorough. They found several breaches on the exterior of my home with the worst one being directly outside my bathroom where the area had been chewed and bits of insulation pulled out. (HOA responsibility) The photos taken of my attic interior showed clear evidence of mice activity. (My attic insulation is blow -in. It is an untouched undisturbed by anything environment. Insulation should look settled but otherwise undisturbed.). Photos showed clear evidence of hundreds of mouse trails through the insulation. The report of findings was sent to the HOA. They responded with quotes of the by-laws and other documents and refused payment of 1/2 of the outdoor repairs and the entire attic remediation. The inspector educated me on mice infestations and I was horrified! I learned that mice leave a scent trail to the entrance found into your home so every mouse around finds their way to 5 star accommodations in the attic. Once they are in, they immediately start reproducing. Baby mice reproduce at 4 to 6 weeks of age. Do the math. This is out of control very quickly. I also learned that breathing in mouse urine, feces, and dander causes several health conditions, the most severe being hantavirus, in which the lungs fill rapidly with fluid and without immediate treatment, you die. Within days of hearing scratching, I broke out in severe full body hives. After an emergency visit to the allergist, I was diagnosed with chronic urticaria ( hives) and further research confirmed that exposure to mouse urine ,feces, and dander can indeed cause a flare -up of chronic urticaria. (you haven’t experienced severe hives until you have slept on ice packs to numb the skin to stop the itching just so you could fall asleep) Because my health was deteriorating rapidly, I scheduled the repairs and attic remediation regardless of the HOA’s refusal to take responsibility. The work took 2 days to complete with every step being clearly documented in writing and with photos. (Think of the sound made by a branch going through a wood chipper. Mice make the same sound going through the equipment used to remove them from your attic. ) Repairs done. Attic re-insulated. Now comes my legal battle with the HOA. This whole mess was caused by their negligence to maintain the exterior of my townhome which allowed a massive number of mice to infest my attic which has adversely affected my health. Thanks to the Terminix crew having my back and providing clear photographic and written documentation, I am pretty confident I have a valid case. I encourage all home owners to be diligent in maintaining your homes exterior. The cost of these repairs and remediation was $8,000.00, ( which upon more research, I found is right in line with other reputable companies) Oh, and if you have an HOA, LOTS OF LUCK! I feel your pain and frustration.

  The guy no showed twice, with zero communication. When he did come, he provided a full inspection under the house. It felt scammy, so we got a second opinion. The second opinion found that we had some rotting wood and an entire colony of ants living in that piece of wood. Terminix did not find this issue, and wouldn't have fixed it. We went with other people to deal with the ants and crawl space issues.
